Another Price Reduction? Is There a Better Way to Sell My Franklin TN House? Franklin Homes Realty LLCWe don't like asking for price reductions. Never have, never will. At Franklin Homes Realty LLC, we believe that if a home is priced right when it comes on the market, it will sell in 30 days or less; whether it's a buyer's market or a seller's market. "Priced right" doesn't mean priced "below" market value.

If a home sells in the first month of marketing, it will undoubtedly sell for the highest price. Having a house linger on the market never has a positive impact on the eventual sales price. Buyers pay attention to the days on the market (DOM). Homes that have high DOM develop a stigma; HIGH days scare buyers off.

Our goal is to always have a 30 day sale.

Some sellers want to push the envelope a little. They say, "Let's try our price for awhile and see what happens. We can always reduce it later. We don't want to leave any money on the table." Unfortunately, this strategy doesn't work. The worst part is it backfires on the seller AND his agent. The seller ends up walking away with less money in his pocket and the agent loses credibility and the chance of a future referral.

To avoid this, some agents will build automatic price reductions right into the listing agreement. These agents know your listing isn't going to sell at your desired price. They've already run the Competitive Market Analysis (CMA) to determine where you should be properly priced. They know your sales price isn't reasonable given the current market conditions in your neighborhood.

We personally have never used this method; it feels unprofessional to us. Besides, the housing market can drastically change in 60 to 90 days. It can be an entirely different housing market, especially if you're in a declining market. Instead, we use real market DATA to determine the right price to list your home from the very beginning, rather than having built-in price reductions or constantly coming back to you asking for price reductions because your house hasn't sold.

Don't get caught in the DOM death spiral.

Instead, take the advice of an agent who has your best interest in mind and recognizes that a 30 day sale will yield you the best price possible. Are You a Client or Customer in Franklin TN Real Estate?

When the average consumer sees the term ‘customer’ and ‘client’, they immediately think of them as synonymous. However, within the real estate industry and possibly within the laws of each state, there are major differences in the services we provide to those who are ‘Customers’ and those who are 'Clients'.

One of the most important questions you must ask yourself when working with a real estate professional is...Are you a client or a customer?

A real estate agent legally owes certain duties to a client that are different from the duties  they owe to a customer. Most of which relate to contract negotiations and privately known information.

Real Estate Clients

In a client-relationship the real estate agent represents the client. An agency relationship has been established. This person will represent you in negotiations with other parties. The real estate professional when acting as an agent, must loyally represent  the best interest of the client. They do this by placing the interests of their client ahead of the interests of any other party participating in the real estate transaction. They also provide ALL known relevant information to their client.

This agency relationship, requires that the real estate agent negotiate the best price and terms for their client. Additionally, a client relationship must be formalized by a signed agency agreement whether buying or selling real estate.

Once you become a client, then other agents are prohibited from advising you. All inquiries should be made directly to your real estate agent. It is an ethics violation for any agent to assist a buyer or seller who already has an established agency relationship with another agent.

Real Estate Customers

In a customer-relationship, customers represent themselves. A customer is a person who is provided services by a real estate professional, but since they haven't entered a client relationship, they aren't owed the same duties. In this case, the real estate licensee is not acting as an agent and is not obligated to place your interest ahead of other parties within the transaction nor are they required to provide confidential information that is not publicly known to their customer. The only exception would be adverse conditions of a property.

The actual services you receive from a real estate professional as a customer depends on the arrangement that has been established between you and the licensee. In essence, the agent is working as a Transaction Broker which may or may not be formalized. The licensee is obligated to provide Transaction Broker services to customers by default. These services include: providing services honestly and in good faith; exercising reasonable care and skill; and to answer your questions completely and accurately.

It's important for customers to realize compensation is not based upon representation. In other words, according to the National Association of REALTORS®, a real estate agent is entitled to compensation if he/she shows you a property, regardless if you have a written agreement or not. He is entitled to the compensation because he has procuring cause. To avoid procuring cause disputes and ensure adequate representation, we suggest buyers always enter into an exclusive representation agreement.

Real Estate Consumers

‘Consumers’ may mean either a buyer or seller, customer or client. However at Franklin Homes Realty LLC,  ’Consumer’ takes on a completely different meaning.

We have developed a successful internet presence that provides us with a large number of consumers who visit our website. As such, we are contacted on a daily basis via email, phone and text by consumers seeking additional information regarding properties. 

In some cases, these consumers may already be working with a local real estate agent and have chosen to use our website because of the many features it offers. We respect these existing relationships. Unfortunately, there's no way for us to determine if a prior agency relationship already exists. That's why consumers who make an inquiry on our site will be asked if they are currently working with an agent. 

If you are currently working with a real estate agent, we will advise you to contact your agent for further clarification on properties or the area. It is considered an ethics violation for an agent to provide services to the client of another agent. Due to this and the limited amount of time we have in a given day, buyers and sellers who have made a commitment to work with the agents at Franklin Homes Realty LLC as 'clients' must be our first priority; followed by customers and then consumers.

The best way for you to move to the head of the pack, as it were, and receive priority is to establish a 'client' relationship with us. We are always happy to help consumers who contact us, however, it is our duty to provide services first to those buyers and sellers who have already committed to Franklin Homes Realty LLC as 'clients' through a signed exclusive agency agreement.

  • Median sales price: $413,000
  • Average sales price: $543,240
  • Average list price: $564,716
  • Sales price to list price ratio: 96.2%
  • Average days on the market: 65
  • Sales currently pending: 264
  • Franklin TN absorption rate: 6.3 months of inventory (5-6 months of inventory is considered a normal market--four months or less is considered a sellers' market, more than 7 months is considered a buyers' market).

Franklin TN home sales for January 2014 continue to be strong. Franklin is in a normal or steady market. The average days on the market is low, however, the average sales price to list price ratio is a little lower than usual. This was caused by the sale of a $4.8M home that closed for 91% of list bringing this number down a bit. Our housing inventory, while increasing, still remains low. Many Franklin TN neighborhoods don't currently have any housing inventory available.

Franklin TN Homes Prices: Average vs. Median Prices

Do you understand the difference between average sales price and median sales price?

Franklin TN Home Prices: Average vs. Median Prices | Franklin Homes Realty LLCMost consumers prefer Franklin Homes Realty LLC use average sales price; it's more commonly used. For example, if there are 11 homes for sale in Franklin Green, we would add up the sales price for those 11 homes and then divide that total by 11 to get the average sales price.

Let's take that same 11 homes. When determining the median sales price, you would arrange the prices from lowest price to highest price in ascending order. The median sales price would be the home that was right in the middle. There would be 5 homes priced lower and 5 homes priced higher. The home in the middle would be the median sales price.

In some Franklin TN neighborhoods where the homes are all similarly priced, the average and median sales price may be very close. However, in a neighborhood like Westhaven that has a variety of housing options, there may be a big difference between average sales price and median sales price.

When referring to a large number of homes with a disparity in price, Franklin Homes Realty LLC suggests it's better to use median sales price instead of average sales price. A perfect example is our most recent Franklin TN Home Sales for January 2014 report. The lowest priced Franklin home sold for $165,000. The highest priced home sold for $4,800,000. That's a big disparity. The average sales price for a home in Franklin for January 2014 was $543,240. The median sales price for that same period was $413,000; much lower than the average.

When producing neighborhood home sales reports where the homes are similarly priced, it may make more sense to use average sales price over median. You will see that we provide both numbers for those who think median sales price is a better indicator.

Franklin TN Median Home Prices Reach an All-Time High Franklin Homes Realty LLC

Back in 2006, Nissan North America relocated their corporate offices to Franklin TN. This move caused an influx of buyers moving from California to Franklin TN. As you might expect, there wasn't enough inventory to accommodate all the Nissan employees moving here. Not to mention the fact that California buyers were used to much higher housing prices. As a result, they were paying near or above list price when they purchased their new home. This caused median sale prices to jump in 2006 and that trend continued into 2007, when it reached a high of $385,000.

In 2008, the buying frenzy had subsided. Unfortunately, there's a lag between what is actually happening in the housing market and what consumers believe is happening. Many sellers believed they could ask even more for their home than the 2007 home prices. As a result, we ended up with too many homes on the market.

Then the crash of mortgage-backed securities in the fall of 2008 occurred. Buyers became skittish wondering if the homes on the market were going to be worth the purchase price a year from then. In 2009, we hit our lowest point since 2006 with a median home price of $345,000; a 10% drop in median sales prices. Sellers were withdrawing their homes. Everyone was nervous wondering if prices would decline further.

We experienced an upswing in 2010 with median home prices hitting $351,900, a 2% increase over 2009. Unfortunately, median prices dropped in 2011 to $348,500. Only to climb again in 2012 to $353,250.

Sales throughout 2012 continued to rise, 1,750 single-family homes sold that year. Buyers were out in record numbers because interest rates had dropped to 3%. Some parts of the country were still experiencing high foreclosures and short sales, however, the Franklin housing market was growing stronger with every sale. Franklin remained in a seller's market for all of 2013.

As many had hoped, Franklin median home prices rebounded. We ended the year strong with 2,065 single-family home sales and a median sales price of $396,633. A 3% increase over our previously highest median sales price in 2007. However, it was a 12% jump in Franklin TN home prices from 2012. Franklin TN median home prices reach an all-time high.

As is so often the case, Franklin TN home sellers haven't fully realized the market we are in. Inventory is extremely low, however, buyers are still out to take advantage of interest rates before they rise. There are only 578 Franklin single-family homes on the market. Almost a third of those are currently under contract. That leaves under 400 homes at all prices available for sale.

Many economists are predicting that 2014 housing numbers will surpass 2013. Who is Your Franklin TN Listing Agent Marketing To? Buyers or Sellers?

Have you ever gone to your mailbox and seen a JUST LISTED postcard for your neighbor's house and wondered why the listing agent is sending you a postcard? Doesn't that seem like a funny way to sell your neighbor's house? After all, are you going to buy your neighbor's house? If so, would you wait until you received a postcard to contact the real estate agent?

Then why is the agent sending you a postcard? In all likelihood, the real estate agent has chosen your neighborhood as a geographic farm. Agents send JUST LISTED and JUST SOLD postcards hoping to pick up future listings in your neighborhood. That seems like a great way to get additional business for the listing agent but how does that help the seller?

The truth is sellers. Have you ever heard the term "list to last"? It's commonly used in real estate circles. Agents understand that the bulk of their business will come from listings. Therefore, the goal is to get as many listings as possible.

You see, they know not all the listings will sell. So they want as many listings as possible to increase their chances of selling houses and getting paid. Once again, that sounds great for the agents but what about the sellers? Is there a better way to get a home sold than by using postcards?

The answer is an emphatic YES! According to the National Association of REALTORS®, 92% of buyers begin their home search on the internet. Have you recently Googled your Franklin TN neighborhood? Does the agent sending postcards to your neighborhood appear on page one? Or even page two or three? If they don't, how are those buyers going to find your home if you decide to sell?

In Middle Tennessee, all our listings are automatically syndicated to these sites. It doesn't require any additional work on the listing agent's part.

You see the big names are on there; Zillow, Trulia and Realtor.com. That makes you pretty happy as a Franklin TN home seller. You want to make sure buyers can find you on those sites. But can they actually find you?

Tonight, I did a search on Zillow for Franklin TN homes; 1,260 homes appeared. Wow, that's a lot of homes. Then I checked our local multiple listing service; 732 homes came up. What accounts for the difference?

Not all the information is accurate on those aggregate sites. In this case, Zillow is showing 528 homes that aren't actually on the market anymore. Maybe they already sold or were withdrawn or expired. Whatever the case, it makes finding your home on these sites like finding a needle in a haystack.

The postcards aren't selling your house and syndication is making your home hard to find on-line, so how the heck are you supposed to sell your house? What about your agent's website? Then you think, all a buyer has to do is Google my address. Then it'll pop up on all those aggregate sites. That would be true. If the buyers know your address, they can Google it. But, wouldn't they have to physically drive by to get the address? What about that buyer from California who is moving here? He won't know your address. How do you get your home in front of him? Hmm, this is getting more complicated than you thought.

Remember, when I told you to Google your Franklin TN neighborhood. That's what you need to do to find your listing agent. You may even want to Google several neighborhoods to see who consistently ranks on page one in the Google searches. You'll find Franklin Homes Realty LLC there again and again. We know how to market your listing so it's seen by the greatest number of buyers.

The next time you get a JUST LISTED or JUST SOLD postcard in the mail, be sure to Google your neighborhood to see if the agent who sent the postcard has an internet presence. If not, then you should ask yourself the question:

Tonight, I did a search on Zillow for Franklin TN homes; 1,260 homes appeared. Wow, that's a lot of homes. Then I checked our local multiple listing service; 732 homes came up. What accounts for the difference? Not all the information is accurate on those aggregate sites. In this case, Zillow is showing 528 homes that aren't actually on the market anymore. Maybe they already sold or were withdrawn or expired. Whatever the case, it makes finding your home on these sites like finding a needle in a haystack.

But, wouldn't they have to physically drive by to get the address? What about that buyer from California who is moving here? He won't know your address. How do you get your home in front of him? Hmm, this is getting more complicated than you thought.

How Do Franklin TN Real Estate Agents Get Paid?

How Do Franklin Real Estate Agents Get Paid? Franklin Homes Realty LLCThis is a question that far too many real estate agents think consumers understand. Unfortunately, too often that is not the case.

Real estate agents are independent contractors which means we work on 100% commission. We do not get paid until the homes we are selling close.

Many agents work for a franchise brokerage company such as RE/MAX, Keller Williams or Coldwell Banker. Other agents may work for independent brokers like Benchmark Realty LLC or Village Real Estate. A very small percentage may own their own independent brokerage which is the case with Franklin Homes Realty LLC.

These agents are not employees. They are independent contractors. As independent contractors, they are free to run their business the way they want. The only caveat is they don't violate the National Association of REALTORS® Code of Ethics, Tennessee Association of REALTORS® laws or their brokerage's policies.

Consumers usually understand real estate agents receive a commission as a listing agent but don't understand how buyer's agents get paid. It's really quite simple.

How Do Franklin Real Estate Agents Get Paid? Franklin Homes Realty LLCWhen a home is listed, the seller agrees to pay the listing brokerage a commission to sell his home. That commission varies from state to state, anywhere from 5 - 10% of the sales price. That 5 - 10% is then split between the listing brokerage and the selling brokerage (buyer's brokerage). The seller is paying both brokerages from the commission agreed upon in the listing agreement. Neither brokerage gets paid until all the requirements of the contract have been met and the home closes.

At closing, funds are deducted from the seller's proceeds to pay the two brokerage companies where the listing agent and the selling agent have their license posted.

The brokerage companies will then take their piece of the pie, which can be as much as half of the commission. The brokerages then cut a check to their agent.

Seems simple right? But then, who pays the agent to work the open house? Or the agent who answers my questions on the phone? Or the agent who takes me out to see a few homes? No one.

These agents are working events and showing homes in the hopes of meeting new clients. They don't get paid an hourly rate to work open houses or show properties. They hope to sell you a home and collect the commission.

Real estate agents work far more hours than buyers and sellers know to get their clients to the closing table. All of that work goes unpaid if the buyer or seller does not close on the sale of a home.

Can you imagine working 100 hours or more and then not getting paid? It happens all the time to real estate agents.

How? You ask. Mostly, because consumers don't really understand the many risks we take upon ourselves to sell homes.

For example, listing agents have a multitude of expenses to market your home. If your home doesn't sell, they may be out those funds with no chance to recoup their expenses.

How Do Franklin Real Estate Agents Get Paid? Franklin Homes Realty LLCBuyer's agents have even more risks than listing agents do. Do you know how many times people will use an agent to take them out to see homes and then cheat the agent out of a commission by using another agent to write the contract? The buyer's agent is spending hours and gas money to drive prospective buyers around. Remember, he doesn't get paid until he sells a home and it closes. If the buyers decide to use someone else to write the contract, the agent who drove them around gets nothing. Not even a reimbursement for gas expense.

The next time you meet an agent at an open house who is willing to help you find a new home, remember, he doesn't get paid hourly to help you. He gets paid at the end of the transaction which means the purchase of your new home.

The same is true of listing agents. They put lots of money out front to market your home. They don't get any of that money back until your home sells and closes. If your home doesn't sell, they are out those funds.

I can't think of another business person who provides this type of service without getting paid for their expenses.

Is that MY House on Franklin Homes Realty LLC's Website?

Is that My House on Franklin Homes Realty LLC's Website?There you are cruising the Internet, when suddenly something catches your eye. You say, "That looks a lot like my house. Wait! That IS my house!"  Why is MY house on Franklin Homes Realty LLC's website?

First of all, we want you to know that Franklin Homes Realty LLC is not breaking any laws. We take our home photos from public streets, and not standing on your grass! No trespassing involved. Consider us a mini-version of Google Street View, we're out and about to publicize our area communities.

Second, please consider it a compliment! We LIKE your house or we wouldn't have taken a picture of it! Typically we'll drive through a community and take pictures of 10 - 15 homes. From those, only 1 - 2 will make the cut to our neighborhood page. If we didn't think your home had nice curb appeal, we wouldn't have put your home's picture on our website.

There's a few things we're cautious about to protect your privacy:

  • We don't include house numbers and street names, so all anyone knows is that you live in Westhaven, or Sullivan Farms, or Forrest Crossing, or a similar neighborhood.
  • We don't take a picture of your car either.
  • We don't take pictures of people with the homes, especially kids.
  • We don't put pictures of any distinguishing signs like "Jane Smith is Graduating from Franklin High".

Beyond that, we do consider some other qualifiers for taking a home's picture for our website:

  • The garage door needs to be closed.
  • No trashcans in the way.
  • Good curb appeal.
  • Green grass and freshly mown lawn.
  • Representative of other homes in the community.
  • If your home is already for sale with another agent's sign in the yard, we won't include you in our marketing for your neighborhood. That's your agent's job, not ours.

Home buyers LOVE knowing what a neighborhood looks like, and photos of your neighborhood (and your home) are a fantastic way for them to develop a short list of where they want to live.
