The Brownstones homes for sale are located at the corner of First Avenue and Church Street in historic, downtown Franklin TN in Williamson County, Tennessee. While the developer began construction in 2005, the homes are reminiscent of structures built in the late 1800's to early 1900's when much of the area was constructed.

There are approximately 30 homes in The Brownstones development of Franklin. They generally range between 2,900 to 6,200 square feet. The homes were built between 2005 to 2011 with zero lot lines, which means they have no yards. Each Brownstone is three-stories plus a finished basement, patio or courtyard, a rooftop deck and a two-car garage. The homes on First Avenue do not have basements. Some the larger homes do have a three car garage. An elevator in each home provides easy accessibility to all levels including the basement.

No two Brownstones are alike. Some of the custom features you can expect to see in The Brownstones are gourmet kitchens with commercial-grade Viking appliances, curved walls, spiral staircases, domed ceilings and wooden inlays. One home even has an atrium which allows natural light into the home.

Residents have used their patios and courtyards to create attractive outdoor living spaces with iron gates, plants and flowers.

The Brownstones located on Emily Court have a view of the interior gated courtyard which is lushly landscaped with a fountain and benches. The homeowner's association covers the lawn maintenance, care of the shared courtyard, fountain and gated entrances, as well as, trash removal. The garage alleys are gated and provide access to the attached garages at the rear of each home. 

SHOPPING AND DINING NEAR THE BROWNSTONES

The Brownstones are just a few short steps from the historic Franklin town square putting the best of what the town has to offer within walking distance.  If dining out is your pleasure, you'll find a wide variety of eateries and restaurants including Puckett's Boathouse, The Red Pony, Cork and Cow and 55 South.

Locals enjoy a good cup of coffee and you'll find several within minutes of The Brownstones such as the Frothy Monkey, Merridee's Breadbasket and The Coffee House at Second and Bridge.

If whiskey is more to your liking than a cup of coffee, you'll enjoy being a short walk from O' Be Joyful. They serve the largest selection of whiskeys in Franklin. 

You'll also find world-class shopping in historic, downtown Franklin; everything from well-known chains like Anthropologie to unique specialty shops like The Iron Gate, It's Vintage, Baby, and The Registry. In addition, Cool Springs Galleria provides lots of shopping and dining venues.

There are ample opportunities to take advantage of some of the local talent. Pull-Tight Theatre is directly across the street from The Brownstones on Second Avenue. It provides a full season of live theatrical performances. Or enjoy a night at the movies at the Franklin Theatre. Originally built in 1937, it underwent an $8M renovation in 2011. The theater offers movies and live musical events.

Brownstone residents have a front-row seat to the many festivals that take place in historic, downtown Franklin throughout the year including Wine Down Main, the Jazz Festival, Pumpkinfest and a Dickens of a Christmas. 

Want to get out and enjoy the outdoors? Pinkerton Park is within walking distance of The Brownstones and contains the Tinkerbell Playground and a one-mile walking and fitness trail. There are also picnic pavilions and acres of green space in Pinkerton for throwing a frisbee, playing soccer or hitting a baseball.

SCHOOLS ZONED FOR THE BROWNSTONES

The Brownstones homes for sale in Franklin TN is served by the highly ranked Franklin Special School District (FSSD) for elementary and middle school and the Williamson County Schools (WCS) for high school. Children attend Liberty Elementary, Freedom Middle School and Franklin High School. There is an additional fee on your property tax bill to Franklin Special School District. School zones are constantly changing. It's important to verify schools prior to submitting an offer.
