Engineered Hardwoods: Engineered hardwoods have several layers of wood, much like plywood, with the top eighth or sixteenth inch being the pre-finished hardwood flooring. Many new home builders now use engineered flooring. The plus of using engineered floors is that a damaged board can easily be replaced. The drawback is that the floors cannot be sanded and re-stained. Floors must be replaced.

Pre-finished Hardwoods: Pre-finished hardwoods are a solid piece of wood throughout. They can be as thin as 3/8 of an inch and as thick at 3/4 of an inch. The thicker pre-finished hardwood flooring can be sanded and re-stained. However, the thinner pre-finished hardwoods must be replaced in time.

Sand and Stain Hardwoods: Sand and stain hardwoods are installed as bare wood. They are then sanded and stained on site. These floors are always 3/4 inch thick and can be sanded and re-stained as many as six or seven times. They are usually the most expensive of the hardwood flooring options and take the longest to install. The process can take about a week to install and stain. As a result, production home builders don't install this type of flooring. It slows down their building process. Sand and stain hardwood floors are most often found in custom homes.
